Drain Field Repair vs Replacement
The honest version of this decision comes down to three questions: what actually failed, how old the field is, and whether your lot's soil and water table would let a repaired field survive anyway. Here's how to think it through before a contractor thinks it through for you.
Question 1: What failed — a component or the soil?
Everything upstream of the trenches is repairable at component prices: a baffle ($150–$400), the tank-to-field pipe ($300–$800), the distribution box ($500–$1,000), an effluent pump. If a diagnosis traces your symptoms to one of these, repair and move on — the field itself may be fine.
The trenches themselves fail differently. Effluent has to pass through the biomat into the surrounding soil, and once the biomat has sealed that interface — or the soil pores have filled with solids after years of a missing baffle — no component swap restores absorption. That's soil failure, and it's the line where "repair" stops being a real category.
Question 2: How old is the field?
A conventional drain field lasts roughly 20–25 years — often less in Central Florida, where year-round warmth grows the biomat faster and wet seasons stress-test the field annually. The math follows the age:
- Under ~10 years old: the field shouldn't be failing. Look hard for an external cause — a leaking fixture flooding it, a crushed line, runoff, a failed D-box. Fix the cause; the field usually recovers. Repair-first is right here.
- 10–20 years: the judgment zone. Jetting ($500–$1,500) can clear an early biomat clog and genuinely buy years if the underlying cause is corrected too. But if the field is also undersized for the household or sits in seasonally saturated soil, jetting is rent, not a mortgage payment.
- 20+ years: a failing field this age has served its design life. Money spent on repairs is almost always better put toward replacement — you'll pay for the new field soon regardless, plus whatever the repairs cost on the way.
Question 3: Would a repaired field survive on your lot?
This is the question Central Florida adds. If your field's real problem is a seasonal water table rising into the trenches — common on lake-margin and low-lying Orlando lots — then the field isn't broken so much as wrong for the site, and any repair inherits the same flaw. Symptoms that arrive every summer and fade every winter are the giveaway. The durable fix is an elevated or mound system that restores the required 24 inches of unsaturated soil beneath the trenches; repairing the old field just schedules the next failure for the next wet season.

Two Florida-specific wrinkles
Permits change the calculus slightly. A true repair permit is cheaper and faster than a replacement permit, which tempts everyone toward calling work a "repair." But a replacement triggers a current-code review — and if you're in a nutrient-impaired watershed or near a protected spring like Wekiwa, replacement may require an enhanced nutrient-reducing system. That's a real cost difference worth knowing before you choose, not a reason to band-aid a dead field; an unpermitted or misclassified job surfaces at resale.
Selling soon? Many Florida transactions include a septic inspection, and a failing field found by the buyer's inspector costs you more in negotiation than the replacement would have. If the field is marginal and a sale is in the plan, replacing on your own schedule — in the dry season, with quotes you chose — beats replacing under contract deadline pressure.
