What drives the price
1. Field size — bedrooms set the square footage
Health departments size drain fields by bedroom count, since bedrooms predict water use. Each additional bedroom means more trench footage, more gravel or chambers, more excavation, and a bigger permit drawing. A 3-bedroom home's replacement field might need 300–450 square feet of absorption area; a 5-bedroom home can need nearly double, and the price scales with it.
2. Soil and percolation — the biggest wildcard
Sandy, well-draining soil supports the simplest and cheapest conventional field. Slow-percolating or layered soil forces larger fields or engineered alternatives that can triple the cost. This is measured with a soil and site evaluation (in Florida a soil profile to at least 48 inches, plus water table determination) before the county will issue a permit. In the Orlando area, ridge lots on fast-draining Tavares and Candler sands usually qualify for conventional trenches, while lake-margin lots with shallow spodic hardpan or seasonal water tables near the surface get pushed into mound territory.
3. Mound vs conventional — the $10,000 question
Florida requires 24 inches of unsaturated soil between the bottom of the drain field and the seasonal high water table. Where the water table sits too high — common near Orlando's lakes and in low-lying subdivisions — the field has to be built up in an engineered sand mound instead, often with a pump chamber to dose effluent uphill. The mound itself, the trucked-in sand fill, and the pump system are why the same house can get a $7,000 quote on a dry lot and a $16,000 quote two streets away.
4. Permits, inspections, and engineering
Septic repair and replacement permits in Central Florida come from your county health department under the state Onsite Sewage Program (Chapter 62-6, Florida Administrative Code). Budget a few hundred dollars for the permit and site evaluation — Osceola County, for example, charges around $300 — and $500–$2,000 more if your site needs an engineer-designed system, which nutrient-sensitive and springs-protection areas sometimes do. Repairs done without a permit can block a future home sale, so this is not a corner worth cutting.
5. Site work and access
Clearing trees, removing an old failed field, hauling saturated spoil, and protecting irrigation or fencing all add labor hours. Tight lots where a full-size excavator can't reach the back yard cost more, not less — small machines move the same dirt slower. Expect $1,000–$3,000 in site preparation on a typical replacement.
Orlando-area specifics
Full septic installations in the Orlando metro generally run $6,000 to $20,000, and drain-field-only replacements track the lower two-thirds of that range. Three local factors matter most: whether your lot needs a mound (see above), whether you're inside a springs protection or nutrient-impaired watershed — properties near Wekiwa Springs face the region's most restrictive standards, and some Basin Management Action Plan areas require enhanced nutrient-reducing systems on replacement — and timing. Contractors here are busiest during and right after the June–September wet season, when saturated soil pushes marginal fields over the edge; scheduling non-emergency work in winter or spring often gets better pricing and a field installed into dry, workable soil.
